There are several secluded trails to the back of the property that offer 3 lifetime's worth of firewood and enjoyment. One trail, the original logging road has mature maple trees that could be tapped. Our goats and horses wander the entire acreage, and visit the pond, during the summer months.

Around our property there are miles of gravel roads, ATV trails and fields, that lead to two conservation areas.

The property is bounded on two sides by township maintained gravel side roads. It is 700 feet along north (driveway) x 1400 feet along the west sideroad - giving the possibility of future severance. Both roads are municipality maintained.

1440 sq. ft. COMFORTABLE COMPACT HOME
To date we have painted neutral and carpeted the 13x14 living room and generous entrance, both with 14' high ceilings. The living room has a 16x10 - 2x10 - pine bookshelf, two large floor to ceiling windows, topped by stained glass, that look into the vine covered deck, storing a year’s worth of firewood, and beyond look into the perennial gardens.

Our house is a mixture of wood trims; cedar, cherry, butternut and predominately pine, showcasing some trees we have cut from our property and dried.

The kitchen is 16x20 with pine cupboards and floors. The three recycling bins are hidden, yet assessable. The Regency wood stove keeps the kitchen warm and cozy. A year’s worth of firewood is stacked outside the kitchen door on the 12x16 south/west deck. The deck is covered with a variety of vines that shade and allow cool breezes to enter through the kitchen window and door, on a hot summers' day.

A 5 piece 7x12 bathroom with custom cedar and pine shelves, cupboards and pine floors. It has a large claw foot bathtub (big enough for a man), shower, sink & toilet. The custom 7x3.5 cedar sauna with electric stove enters off the bathroom.

The Master Bedroom, in Latino colours with king size bed, is 16x20. It has two clothes closets, a 7x12 storage nook over the bathroom and is surrounded by large passive solar windows that look over the gardens. The bedroom is bright on sunlit days and dances with starlight and moonlight during the evenings. The seasonal views change from the lush greens of spring and summer to autumns' reds and oranges and then the snow whites of winter. The shade of a large red oak, brilliant each fall, plays with the light coming in. This room was originally two bedrooms and can be easily converted back.

There are two additional rooms both have been used as bedrooms, offices and storage. A 8x16 guestroom/office enters separately from the entrance porch and looks into the horse paddock. An 8x16 bedroom/office/den in the 20x20 dry basement with laundry.

There is a built-in kennel under the stairs where our three large dogs sleep comfortably. There are no cats in the house.

YARD IS BEAUTIFUL PEACEFUL & QUIET
For relief on extreme hot days exit by the deck, past the gardens, and splash into the soft-sided 18 wide x 4 deep pool. The pool is shaded and cooled by a circle of cherry trees.

The yard has a mature red oak and sugar maple that shade the house and yard. There are perennial gardens and plantings throughout the 1-2 acre yard and a creek gurgles across the yard each spring. There is a large fire pit for evenings under the stars.

The front yard pond is filled by three springs and attracts wildlife in all seasons: kingfishers, a pileated woodpecker, deer and from time to time an elegant heron poses majestically.

If you want peace and quiet – this is the place. The gravel side roads are quiet. Each day the mail and the local paper is delivered, otherwise it is visitors to our home.

EASY CASH CROP
“If you grow it – they will come.” 2500 Organic Music (hard necked) GARLIC and its Scape (seed head) will be worth $4000 to $5000 this year. The bulbs sell for $1.50 each. Some June scapes sell the rest are made into pesto that sell as well. There large humus filled gardens to double the crop for 2014. Most of our garlic is sold to repeat customers.

HOBBY FARM OUTBUILDINGS ARE DRIVEWAY ACCESSIBLE
Everything is here – just move your horses in.

The total 21.6 acres is bounded by electric fence controlled by a high impedance fencer (included) for goats and horses. The property is 5.5 acres above the municipal minimum for hobby farms. We live with three horses (maximum 5), five goats, three large dogs and our barn cats.

The Hay Barn is 24x32 and stores up to 1200 small square bales. We have no hay fields. This building would be good for a garage or business.

The front paddock is 2-3 acres with a 2 acre side paddock attached to sandring/roundpen horse play area. The summer paddock, with front yard pond, is 12-15 acres.

The Stock Barn has 2-8x16 stalls, an 8x16 goat run-in, a 24x24 horse run-in and 4x16 tack room. There is electricity for trough heaters and lights. We run a hose for water.
